Signs your parging is failing.

Parging is the thin coat that protects your foundation. When it starts to fail, water is getting closer to your basement.

Cracked or flaking parge coat

Hairline cracks spread fast. Once the surface is cracked, water has a direct path in.

Parging peeling or falling off

When pieces are on the ground, the bond has failed. Patching over it will not last.

Exposed, crumbling foundation

Bare concrete or block is porous. It needs a proper parge coat to shed water and look finished.

Damp or stained basement walls

Stains on the inside often trace back to failed parging on the outside. Fix it there first.

Spalling at the base of the wall

Concrete or block breaking down at the bottom means water is pooling and freezing against the foundation.

Water & freeze-thaw

Water gets behind a thin parge coat, freezes and pops it off. We strip the loose material, seal the foundation and re-parge with a proper bond.

Poor drainage & grading

Water pooling at the wall keeps attacking it. We look at the grade and the downspouts, and tell you honestly if the fix starts with drainage.

Wrong mix or bad prep

Parging over a dirty or wrong surface never bonds. We wire brush, dampen and prime the wall properly so the new coat sticks for years.

Parging FAQ

Straight answers before you call.

What is parging?+
Parging is a thin cement coating applied over exposed foundation walls. It protects the foundation from water, hides rough block or concrete and gives the house a cleaner look from the outside.
How long does parging last?+
A properly done re-parge can last 15 to 25 years, depending on exposure, drainage and how the wall was prepped. Cutting corners on prep is why cheap parging fails in a few seasons.
Why does parging crack and fall off?+
Almost always water. It gets behind the coat, freezes and pushes it off. Bad drainage, a thin mix, or applying over a dirty or dry surface also kill the bond. We fix the cause, not just the crack.
Can you match my existing foundation finish?+
Yes. We can match the texture and colour of most existing parging, or give you a fresh, uniform finish if you want the whole foundation to look new. We will show you the options before we start.
Does parging stop basement leaks?+
Parging helps by blocking the path water takes through the foundation wall, but it is not a full waterproofing system. If you have active leaks, we may also need to address cracks, drainage, grading and window wells.
When should parging be done?+
Spring through fall. Parging needs dry, above-freezing weather to cure properly. We can assess it anytime and schedule the work when the conditions are right.
