Most insurers want a current WETT report before they will cover a wood-burning appliance, and some ask again at renewal.

You are buying a home

New stove or insert going in

A new appliance needs the chimney and liner checked and sized for it, not just bolted to whatever is there.

The three levels

Which inspection you actually need.

People are usually told to "get a WETT" without being told which one. There are three, and the wrong one means paying twice.

Level 1

The everyday one. We inspect the readily accessible parts of the appliance and the chimney: the firebox, the visible flue, clearances to combustibles and the connections. This is what most insurers want on an appliance you already use.

Level 2

The one real estate asks for. Everything in a Level 1, plus the parts you cannot see from the room: attic, crawlspace and the chimney from the roof. Required for most home sales and whenever the appliance or the fuel changes.

Level 3

Only when the first two find something that cannot be seen any other way. It means opening up part of the structure, so we never do one without talking you through why it is needed and what it costs.

What you get

A report you can hand
straight to your insurer.

Not a verbal "looks fine". A written WETT report covering the appliance, the chimney, the clearances and anything that does not meet current code, with photos where it matters. If we find something, you get a separate quote for the repair and you are free to take it anywhere.

WETT inspection FAQ

What is a WETT inspection?+
WETT stands for Wood Energy Technology Transfer. A WETT-certified technician checks your wood-burning appliance, the chimney and the clearances around it against the current codes, then writes it up. It is the report insurers and buyers ask for.
How much does a WETT inspection cost?+
It depends on the level you need and how accessible the chimney is. A straightforward Level 1 on a single fireplace costs less than a Level 2 that includes the roof and attic. Call us with what your insurer or lawyer asked for and we will quote it before we come out. No surprises on the invoice.
Which level do I need?+
For insurance on an appliance you already use, a Level 1 is usually enough. Buying or selling a home almost always calls for a Level 2, because it includes the parts you cannot see from the room. If you are unsure, forward us the request and we will tell you which one it is.
How long does it take?+
Most inspections take one to two hours on site. You get the written report after, normally within a couple of days.
Do I need one for my house insurance?+
If you have a wood stove, fireplace or insert, most Canadian insurers want a current WETT inspection before they will cover it, and some ask again at renewal.
What happens if it fails?+
Nothing fails as such. The report lists what does not meet code and what needs doing. We can quote the repairs, and you are free to take that quote anywhere. We would rather you know than burn on a bad liner.
